Rose Farm is a gorgeous 5 Star country house located in a stunning, secluded setting with truly spectacular views.

This luxury residence has 4 en-suite bedrooms and is located in just over an acre of private and landscaped gardens on the side of the fells looking towards Haweswater. Here you can enjoy plenty of space to help you relax, unwind and enjoy the gorgeous, peaceful surrounding countryside.

Red squirrels, deer, woodpeckers and other rare birds are regular visitors to the large gardens.

5 star Gold Award Rose Farm was created by connecting the original farmhouse, attached barns and shippon together to create the large and spacious house that it is today.

THE SITTING ROOM

The large beamed sitting room is full of character and runs the full length of what was once the original main attached barn. This wonderful room looks out to the garden on one side and on the other side has spectacular views across 3 valleys, the River Lowther, Haweswater and to the mountains beyond. This room has 3 separate seating areas, a roaring log burning stove, a 40” LCD TV and DVD. Further entertainment comes in the form of the watching the red squirrels, deer and other wildlife that frequent the garden and grounds on both sides of this gorgeous room.

The delightful study/library off the main sitting room overlooking the beautiful garden is wonderful, peaceful place to relax and unwind.

Wi-Fi is include free of charge and usually extends to the 2 seating areas in the garden.

 

THE KITCHEN

The newly fitted country cottage, ‘shaker’ style kitchen has an original Westmorland green slate floor and is fully equipped with everything you will need for luxurious, modern living and entertaining.

The classic twin oven Aga is left on constantly throughout the year providing a lovely ambient warmth and the unbeatable taste of Aga cooking. The kitchen also has a twin oven electric cooker with 4 ring ceramic hob and grill, a microwave and dishwasher.

Quality German appliances are fitted and the kitchen has 2 large fridge freezers including a new double-door, American style fridge freezer to ensure you have plenty of chilled and frozen space. Quality crockery, glasses, cutlery, kitchen equipment & utensils for 8 people are all supplied and the long oak dining table has ample space for 8 people.

 

BEDROOMS

The house has 2 bedrooms downstairs and 2 upstairs. All 4 bedrooms are large and spacious and are all en-suite.
The large, oak beamed ‘Rose Bedroom’ has a super king-sized bed and antique furniture. The en-suite bathroom has a cast iron roll topped free standing bath with ‘claw feet’, separate large shower cubicle, lavatory, large wash basin and a heated towel rail.

‘Haweswater Bedroom’ is very large and airy with 4 windows & wonderful views on 3 sides including a lovely view across the valley to Haweswater. Furnished with quality solid oak furniture and a solid oak king sized sleigh bed. The en-suite bathroom has a powerful quality German enclosed shower, lavatory and large wash basin.

‘Knipe Bedroom’ has a beautiful antique burr walnut king sized bed and furniture and the en-suite bathroom has a large enclosed shower, lavatory and large basin sink.

‘Swindale Bedroom’ has spectacular views across the valley to Swindale and Riggindale and is furnished with 2 French antique single beds and furniture. The en-suite bathroom has a bath, enclosed shower, lavatory and large basin sink.

 

Red squirrels often join the dozens of wild and rare birds that come right up to the 4 kitchen windows to feed from the bird feeders.

If the red squirrels don’t provide you with enough entertainment, we just added a flat screen TV in the kitchen too.

A separate, large utility and cloak room has a washing machine, built in cupboards for coats and boots and as the boiler is located here it’s also an excellent drying room too.

The house is heated by 2 oil fired central heating systems that provide under floor heating which is left on 24 hours a day. Each room is thermostatically controlled so you can control the temperature. Heating and electric are included in the price along with luxury bed linen and towels.

PETS

We pride ourselves in offering the best dog friendly Holiday cottages in the Lake District.

Dogs are welcome for a small charge of £20 for 1 dog, £30 for 2 dogs.

Non pet owners can rest assured that we spend this extra money on additional cleaning so that non pet owners would have no idea a dog has stayed in Rose Farm.

This is a great area for dogs with great walks from the doorstep and there are plenty of mountains, fells, fields, footpaths, woods and riverside walks where your dog can have a great holiday too. There’s also a large enclosed and partially sheltered dog run in the rear garden.

Rose Farm is a bit special, everyone loved it.

Great walks from the front door and we went to Shap Abbey which I really enjoyed.

The in-laws were over the moon to see a red squirrel today before leaving and we seemed to have constant procession of sheep past the gate, you don’t tend to see much of that where we live!!

We finished off today with a walk up to Harter Fell from Haweswater. T-shirts up the top of Harter Fell in October!! Can’t beat it!!

“Beautiful Rose Farm with Wonderful Views”

It was a joy for my wife and I to return to beautiful Rose Farm for our second holiday there this year. We were so impressed on our previous stay during the summer that we wanted to go again.

The house is well named Rose Farm as during the summer the garden was in full bloom with a fabulous variety of roses. It was a great pleasure to walk in the garden, eat outdoors, and admire the wonderful views of the surrounding area where we saw red squirrels and listened to bird song.

Our autumn visit was equally enjoyable when the house looked beautiful amoungst the glorious colours of autumn.

Rose Farm is a lovely house. Quiet and peaceful. The kitchen is very well equipped and always welcoming with a warm Aga. The spacious living room is so pleasant and relaxing with comfortable easy chairs and a cosy log fire. The bedrooms and en suites are excellent.

All of the lakes were easily accessible from the location; just a short drive away. As well as visiting the larger towns it was a pleasure to explore the small villages in the area where we found some very good places nearby to eat out, or shop.

Our thanks to Simon Cleasby who arranged our holiday for us. Simon’s excellent travel instructions, superb information folders and care helped to make our holiday enjoyable and memorable.
