Rose Farm is a beautiful 17th century large country house that has been recently converted from a Lake District farmhouse and attached barns. This spacious, luxury, detached and secluded 4 bedroomed house is spectacularly located in the small, quiet and very picturesque hamlet of Rosgill in the North East corner of the Lake District National Park, Cumbria.
The house sleeps up to 8 people in 4 en-suite bedrooms and is sumptuously furnished to a very high standard making it an ideal place for groups of friends, large families and couples who like lots of space.
Rose Farm is a stunning house in a stunning location with truly spectacular views. It really does have triple wow factor!
The house is presented and equipped to the highest standards and still retains much of the character of the original old farmhouse. The house is heated by a new state of the art oil fired central heating system that provides thermostatically controlled under floor heating. In colder months guests can also make use of the double log burning stove in the large sitting room and the oil fired Aga in the kitchen. Heating/oil is included in the price.
Rose farm has 2 bedrooms downstairs and 2 upstairs. The spacious, oak beamed ‘main bedroom’ occupies what was once the entire upstairs of the original farmhouse. Originally 2 bedrooms this lovely room has a super king-sized bed, plenty of storage space and a gorgeous en-suite bathroom at the end of its own short, private corridor. The bathroom has a cast iron roll topped free standing bath with ‘claw feet’, separate shower, lavatory, basin and heated towel rail.
The 2nd upstairs bedroom is equally lovely and spacious. This bedroom has windows & wonderful views on 3 sides and is furnished with quality solid oak furniture, a solid oak king sized sleigh bed and the en-suite bathroom has a powerful high quality German made shower, lavatory and basin.
The large beamed sitting room is full of character and runs the full length of what was once the original main attached barn and looks out to the garden on one side and on the other side has spectacular views across the valley, river and to the mountains beyond. This sitting room has 3 separate seating areas, a roaring log burning stove the delightful study/library off the main sitting room overlooking the beautiful garden is another ideal place to relax and unwind. For those wanting a different view, a 40” LCD TV and DVD are also provided. Further entertainment comes in the form of the watching the red squirrels, deer and other wildlife that frequent the garden and grounds on both sides of this gorgeous room.
Wi-Fi is include free of charge and even extends to the 2 seating areas in the garden.
Downstairs the newly fitted country cottage, ‘shaker’ style kitchen has an original Westmorland green slate floor and is fully equipped with everything you will need for luxurious, modern living and entertaining.
The classic oil fired twin oven Aga is left on constantly throughout the year providing a lovely ambient warmth and the unbeatable taste of Aga cooking. The kitchen also has a twin oven electric cooker with 4 ring ceramic hob and grill. Quality German appliances include a large floor to ceiling fridge freezer, microwave and dishwasher. There’s plenty of crockery, glasses cutlery, kitchen equipment & utensils for 8 people and the long oak dining table seats 8 people. Red squirrels often join the dozens of wild and rare birds that come right up to the 4 kitchen windows to feed from the bird feeders.
The 3rd bedroom has a beautiful antique burr walnut king sized bed, en-suite bathroom and spectacular views out of the 2 windows.
The 4th bedroom has 2 French antique single beds, en-suite bathroom with separate shower and bath and also has spectacular views across the valley to Swindale and Riggindale.
A separate, large utility and cloak room has a washing machine, built in cupboards for coats and boots and as the boiler is sited here, it’s also an excellent drying room too.
Rose Farm has a unique location perched on the side of the Lowther Valley with views up the unspoilt and spectacular valleys of Swindale and Haweswater. The stunning mountain horizon and backdrop of Kidsty Pike (2533ft), High Street (2710ft) and Harter Fell (2438ft) offer magnificent Lakeland views that you will never forget. England’s 2nd longest and arguably most beautiful lake-Ullswater is just 8 miles away.
The stunning location is ideal if you want to explore some of the Lake District’s quieter yet still spectacular scenery & walks
Despite the secluded location, visitors are not spoilt for good quality places to eat and drink locally. The picturesque villages of Bampton and Bampton Grange are less than 2 miles and 5 minutes drive away. Here you will find a useful village shop and post office and 2 great traditional village pubs, both serving great quality locally produced food and real ale.
We send all our guests our list of our favourite places to eat, drink and buy great local produce giving you some wonderful inside knowledge and a valuable head start. This includes details about our nearest Michelin starred restaurant, the iconic Sharrow Bay which is just a 20 minute drive north.
All of our holiday cottages are provided with lots of information on the local area, the Lake District and Cumbria with several books, folders, leaflets and our own personal recommendations for places to visit.
The beautiful and large Lakeland garden to the back of the house are landscaped and stocked with a variety of plants, shrubs and wild flowers. The garden overlooks open fields with great views across to the mountains & high fells and catches the sun from early morning to late afternoon. This is a lovely secluded area with table & chairs and is ideal for outdoor entertaining. At the front of the house, the south & west facing sun terrace has a large table and chairs and where drinks, dinner and barbecues can be held late into the evening and watch the sunsets over the mountains views.
The night sky in this part of the Lake District is absolutely magical and on clear nights the amount of stars viewable are mesmerizing due to the complete lack of light pollution-you might even be lucky enough to see the illusive ‘Aurora Borealis’ (Northern lights)!
Dog owners are welcome to bring their dog(s) by prior arrangement and for a small charge. Non pet owners can rest assured that we spend this extra money on additional cleaning so that non pet owners see and smell no evidence a dog has stayed.
This is a great area for dogs with great walks from the doorstep and there are plenty of mountains, fells, fields, footpaths, woods and riverside walks where your dog can run off the lead and have a great holiday too.
