Rose Farm is a gorgeous house in a stunning location with truly spectacular views-it really does have the triple wow factor.
Rose Farm was a working Lake District farm up until 2001 when it was sold to the current owners. The old farmhouse, attached barns and shippon were then all skilfully converted into the large and spacious beautiful house it is today.
What you see in our photos is all 1 house-Rose Farm from different angles, its garages and stables (now used as a storage area). The entire property is rented out to discerning guests who seek a holiday home that is furnished and equipped to the highest standards and want the privacy of a detached house in its own grounds.
Guests often tell us that the house, views, scenery and location are even better than they appear in our photographs. It’s hard to appreciate and convey the view, location and size of the house and grounds on a computer screen.
The house is heated by 2 oil fired central heating systems that provide under floor heating which is left on 24 hours a day. Each room is thermostatically controlled so you can control the temperature to YOUR liking. Heating and electric are included in the price along with luxury bed linen and towels.
The house has 2 bedrooms downstairs and 2 upstairs. All 4 bedrooms are large and spacious and are all en-suite.
The large, oak beamed ‘Rose Bedroom’ has a super king-sized bed and antique furniture. The en-suite bathroom has a cast iron roll topped free standing bath with ‘claw feet’, separate large shower cubicle, lavatory, large wash basin and a heated towel rail.
‘Haweswater Bedroom’ is very large and airy with 4 windows & wonderful views on 3 sides including a lovely view across the valley to Haweswater. Furnished with quality solid oak furniture and a solid oak king sized sleigh bed. The en-suite bathroom has a powerful quality German enclosed shower, lavatory and large wash basin.
‘Knipe Bedroom’ has a beautiful antique burr walnut king sized bed and furniture and the en-suite bathroom has a large enclosed shower, lavatory and large basin sink.
‘Swindale Bedroom’ has spectacular views across the valley to Swindale and Riggindale and is furnished with 2 French antique single beds and furniture. The en-suite bathroom has a bath, enclosed shower, lavatory and large basin sink.
THE SITTING ROOM
The large beamed sitting room is full of character and runs the full length of what was once the original main attached barn. This wonderful room looks out to the garden on one side and on the other side has spectacular views across 3 valleys, the River Lowther, Haweswater and to the mountains beyond. This room has 3 separate seating areas, a roaring log burning stove, a 40” LCD TV and DVD. Further entertainment comes in the form of the watching the red squirrels, deer and other wildlife that frequent the garden and grounds on both sides of this gorgeous room.
The delightful study/library off the main sitting room overlooking the beautiful garden is another ideal place to relax and unwind.
Wi-Fi is include free of charge and even extends to the 2 seating areas in the garden.
The newly fitted country cottage, ‘shaker’ style kitchen has an original Westmorland green slate floor and is fully equipped with everything you will need for luxurious, modern living and entertaining.
The classic twin oven Aga is left on constantly throughout the year providing a lovely ambient warmth and the unbeatable taste of Aga cooking. The kitchen also has a twin oven electric cooker with 4 ring ceramic hob and grill, a microwave and dishwasher.
Quality German appliances are fitted and the kitchen has 2 large fridge freezers including a new double-door, American style fridge freezer to ensure you have plenty of chilled and frozen space. Quality crockery, glasses, cutlery, kitchen equipment & utensils for 8 people are all supplied and the long oak dining table has ample space for 8 people.
Red squirrels often join the dozens of wild and rare birds that come right up to the 4 kitchen windows to feed from the bird feeders.
If the red squirrels don’t provide you with enough entertainment, we just added a flat screen TV in the kitchen too.
A separate, large utility and cloak room has a washing machine, built in cupboards for coats and boots and as the boiler is located here it’s also an excellent drying room too.
Rose Farm has a unique location high up on the side of the Lowther Valley with views up the unspoilt and spectacular valleys of Swindale and Haweswater. The stunning mountain horizon and backdrop of Kidsty Pike (2533ft), High Street (2710ft) and Harter Fell (2438ft) offer magnificent Lakeland views that you will never forget. England’s 2nd longest and arguably most beautiful lake-Ullswater is just 8 miles away.

Even though the house enjoys such an enviable secluded location, visitors are not spoilt for good quality places to eat and drink locally. The picturesque villages of Bampton and Bampton Grange are less than 2 miles and 5 minutes drive away. Here you will find a useful village shop and post office and a great traditional village pub serving great quality locally produced food and real ale. There’s several other great country pubs within a short drive, many offering great food and drinks.
We send all our guests our list of our favourite places to eat, drink and buy great local produce giving you some wonderful ‘inside’ knowledge and a valuable head start.
All of our holiday cottages are provided with lots of information on the local area, the Lake District and Cumbria with several books, folders, leaflets and our own personal recommendations for places to visit.
The beautiful and large Lakeland garden to the back of the house are landscaped and stocked with a variety of plants, shrubs and wild flowers. The garden overlooks open fields with great views across to the mountains & high fells and catches the sun from early morning to late afternoon. This is a lovely secluded area with table & chairs and is ideal for outdoor entertaining. At the front of the house, the south & west facing sun terrace has a large table and chairs and where drinks, dinner and barbecues can be held late into the evening and watch the sunsets over the mountains views.
The night sky in this part of the Lake District is absolutely magical and on clear nights the amount of stars viewable are mesmerizing due to the complete lack of light pollution-you might even be lucky enough to see the illusive ‘Aurora Borealis’ (Northern lights)!
Dog owners are welcome to bring along their dog(s) for a small charge (£20 for 1 dog, £30 for 2)-just select this option on our on-line booking system at the time of booking. Non pet owners can rest assured that we spend this extra money on additional cleaning so that non pet owners would have no idea a dog has stayed at the cottage.
This is a great area for dogs with great walks from the doorstep and there are plenty of mountains, fells, fields, footpaths, woods and riverside walks where your dog can have a great holiday too. There’s also a large enclosed and partially sheltered dog run in the rear garden.
