Not only have we have been awarded 4 stars by Enjoy England (the new name for the English Tourist Board), but we also achieved the maximum points score possible for a 4 star property. Stars are now given for quality of furnishings etc. and not just facilities. We are proud to be able to provide you with very high quality furnishings in every respect possible and hope that you will help us to keep the cottage looking it’s best for the enjoyment of all future guests who will be staying after you.
The price you have been quoted includes gas, electric (no meters!), towels & bed linen for up to 6 people, tea towels, travel cot, stair-gate & bed guard-left under the bunk beds. We don’t, however provide bedding for the cot. We also provide a complimentary ‘welcome tray’ which includes some tea bags, coffee, biscuits, fresh milk, a couple of dishwasher tablets, washing up liquid, dish cloth, tea towels etc. Please note that as in all self-catering cottages, you need to bring your own daily provisions.
Plenty of coal and logs are also provided free of charge (there is gas central heating as well!). There is even a Calor gas fire poker to make it really easy to get the fire going.
Your happiness and enjoyment of the cottage and surrounding area is very important to us. We want to be able to add you to the large number of guests that become regular visitors to the cottage.
ARRIVAL / DEPARTURE/BABY SITTING
Arrival time is 4pm, as we need until then to service the cottage for you. Departure time is 10am as this is what time the housekeeper (Linda) will arrive to start preparing the cottage for the next guests. It may be possible for you to depart later if Linda is able to change her schedule to suit you, but you will need to discuss this with her. Linda’s contact details are left in the cottage.
Linda is a lovely, very trust worthy lady and can sometimes be booked for baby sitting/child minding.
CONDITIONS OF BOOKING
By renting our cottage, guests undertake to keep the property, furniture, fixtures and other items belonging to the cottage in the same state of repair and condition as found at the start of your rental period. Due to a resident in Cumbria being fined for overfilling his wheelie bin by 4 inches, it is now part of our conditions that guests observe the local councils requirements for household waste and recycling. These details are left on the coffee table in the cottage and will be almost identical to the requirements of your own local council. A copy can be emailed to if required.
We do not normally make a charge for small breakages/damage if you report these to us as soon as they happen so that we can get the item(s) replaced in time for the arrival of the next guests. We are more likely to make a charge for a breakage or damage if it is not reported to us. A charge will be made from the deposit if the cottage is not left reasonably clean and tidy.
Liability cannot be accepted for the unlikely loss or damage to you or your property whilst staying at, or travelling to and from the cottage. Guests are responsible for the safe keeping of the cottage, therefore you must remember to lock doors, close windows and ensure the fireguard is in place if you’ve had a fire in last 12 hours.
Please note that smoking is not allowed in any part of the cottage.
PAYMENT
A 30% deposit is required to reserve the cottage. If your booking is less than 8 weeks away, we’ll need the full payment. We are unable to guarantee your booking if payment is not received within 7 days. Once the deposit/full payment & booking form are received, we will send you a receipt which will give you the details of when to send the balance of payment, which is 1 month before your arrival. When we receive your final payment, we’ll post you a final receipt along with directions to the cottage, details of where to find the keys and a list of all the best places to eat, drink and buy local food, painstakingly researched by myself!
A £50 security/damage deposit is required and will be returned to you within 7 days of your departure if the conditions below are met and the cottage is left tidy and damage free.
CREDIT & DEBIT CARDS
Due to us being a very small business we get charged very high fees for having credit and debit card facilities, therefore if you pay by credit card we have to charge a 3% handling charge. There is of course, no charge if you pay by cheque (U.K.) or a U. K. debit card. Sorry, we are unable to accept Amex, Diners Card or any business credit cards as the charges are even higher.
CANCELLATIONS
We recommend that you take out the low cost cancellation insurance as detailed in a leaflet I will send with the booking form. If you are booking our cottage on-line you can view this at www.cancellationplan.com. If you take it out, just enter the code 17907 where it asks for the name of the ‘holiday establishment’. This low cost insurance will pay out all your booking costs & lots of other benefits too if you need to cancel your holiday. If you are not insured, we would endeavour to re-let the cottage and if successful, we will refund you all the money you have paid to us less £50 for advertising and administration costs. If we are unable to re-let the cottage, we will unfortunately have to charge the full rent.
